Cobalt’s investment strategy includes the direct ownership of assets, as well as partnership and other venture arrangements with local operating relationships. Cobalt’s investment criteria are as follows:
Property Type Light Industrial (small bay, min. 18’ clear height, 20% or less office, 50,000 to 250,000 sq. ft.) Tenancy: Single or multi-tenant with leases in place. Building Age: New to 20 years old.

Transaction Types Fee simple ownership is preferred, but Cobalt will consider other ownership and financing structures.
